966 SF 2/2 Oceanfront condo with a 5' x 25' covered balcony which has oceean views.
Contact us for a custom quote! Prime season rentals.....mostly all summer and spring weeks.... require a minimim of 7 nights with Saturday to Saturday stays. Low season rentals require a minimum of 5 night stays. Make sure you have NO more than 6 people before contacting us for a quote.
We do not rent our condo for fewer than 5 nights, so thank you for not requesting reservations if you do not want to procure time as explained. NO Pets and NO smoking or Vaping is permitted in our condo or on our balcony. We accept checks or Zelle bank funds transfers as payment or Paypal. Paypal payments require a 3% convenience charge to be added. You will NOT be paying any booking fees to us OR to Find Home Away as happens with VRBO or AIRB&B.....which are hundreds of dollars out of your pockets.
ADMIRALS ROW 2/2 - HH Beach & Tennis Resort - Oceanfront with 2 Pools, including an attached kiddie pool to the huge main pool and a beach side bar and grill, Free Wi Fi, 65" Smart TV in LR, Amenities galore. 2 minute, short 70 yards walk to the beach. $75,000 was invested in our renovation (3/2021). It was torn up top to bottom, front to back !! All NEW Stainless appliances and furniture (all but a few items) was installed. You want comfy beds........we have them ! Gormans Hilton Head Retreat is now the nicest totally renovated condo in our resort. Read our Guest reviews to confirm this.

"We've been staying at HHI B&T resort for over 30 years and this condo is by far the nicest we've stayed in (and likely the nicest in the complex). Relax on the quiet side of admiral's row, located close to the ocean and AR pool. The owners did a fantastic job with the renovation and the views of the ocean are excellent. The owners were very helpful throughout the stay and even provided a hand truck for loading and unloading your luggage/items which is a huge help. They also provide a great beach wagon, chairs and toys for the kids--which made our stay so much easier. Looking forward to staying here again!"

Note : We will deeply discount December, January and February per night base rental rates as follows:
1 week $170/night ($200/night, 7 night minimum Sat. to Sat. from 12/18 to 1/1/22)
2 weeks $155/night
3 weeks $140/night
Full month $120/night
PLUS: We will pay your cleaning charge for one or more months AND extend another 4% off your total base rental amount if you reserve 2 or more months. Send an inquiry before booking to advise us about your desired dates and we will adjust the rate for you. The rates listed for these months on our calendar are for 5 night minimum rental stays. Two friends, two family member adults or two couples splitting the cost would be a great idea to consider. There is no better remodeled condo to occupy in our Resort. Comfort extends from our leather like LR reclining sofas and chair to our comfy beds. Why stay in an early 1980's unrenovated or lightly renovated condo which many refer to as dungeons......... with old kitchens and unnecessary walls which close in spaces and with "what's in it?" carpeting ?

BE VERY CAREFUL.......IF you want to enjoy your vacation at a true OCEANFRONT condo....... read below. Most or many reasonably priced HHI condo buildings are not located directly on the Atlantic Ocean and have no beach views from their balconies. You will enjoy ocean views from our balcony and while sitting on our love seat or from our kitchen table. HHB&TR is a very family friendly Oceanfront resort. Be advised that NO Pets and NO smoking or vaping are permitted. Severe financial penalties will result if these things are violated. We can not accept service animals as we visit our condo regularly and several family members have severe allergies to dogs and cats. Our unit, like all others there, is not ADA compliant.
This spacious 2/2 condo is on the second floor (take the elevator in B building) ) of the property's premiere Admirals Row building in the Hilton Head Beach & Tennis Resort. 225AR is on the preferred sunny south side of the building and across from our building's pool. There is an ocean view from the double 25' long balcony which has a number of chairs for sunning and relaxing. It's only a 2 minute walk to the beach sand. NO STREETS TO CROSS, PUBLIC PARKING TO WORRY ABOUT or SHUTTLES NEEDED TO GET YOU TO THE BEACH WITH YOU HAVING TO LUG YOUR EQUIPMENT ALL THE WAY. HHB&TR is the most competitively priced family friendly condo rental complex on HHI. There are not many reasonable cost direct oceanfront condo properties on the beach in the very desirable Folly Field area of Hilton Head Island. Additionally, the long list of on-property amenities far surpasses all other condo complexes on Hilton Head Island.
There are 2 Pools (not heated). Our building has it's own pool which is about 50 feet from our building. The main pool near the beach is HUGE….the largest on HHI…. and also has a Kiddie Pool. There are 3 on-site restaurants with bars........one is open air and near the beachside pool (seasonal), one is a sports bar and one is a pizza and wings place. A seasonal ice cream shack is also near the oceanside pool. Food deliveries to your condo is a snap. Just call and order. There is a Fitness center with multiple machines, 8 lighted Tennis Courts and 6 Pickleball courts, a Tennis shop and Tennis instructors are available seasonally, multiple grilling areas and picnic tables under the trees, sand Volleyball, Basketball Court, Kids equipment play area, Bike Rentals and kids programs seasonally
We COMPLETELY RENOVATED OUR CONDO, FLOOR TO CEILING AND FRONT TO BACK which was completed in February, 2021. It is now the nicest and most comfortable condo in our complex. Our pictures speak for themselves. In-Condo living areas include:
LIVING ROOM: NEW bonded leather sofa, loveseat, chair (all 3 recline), an air moving ceiling fan, NEW 65” LG Flat screen Smart TV. wi-fi service (Netflicks and Amazon Prime can be accessed) and 2- 8" bluetooth ceiling speakers. Basic cable is offered. There are 3 wall outlets with USB ports. HUGE deal is: PEOPLE LOVE COMFORTABLE RECLINERS. Sleeper sofas aren't only uncomfortable to sleep on, they're almost always uncomfortable to sit on! Our sofas and recliner are super comfortable! AND...... IF you want to stay up late at night, but your child needs to sleep on the LR sleeper sofa.....not good ! This is why we set up our LR and BR2 they way we did.
KITCHEN: Refrigerator with ice maker, stove, microwave, dishwasher (ALL are NEW Stainless steel), coffee bar with Keurig and a carafe coffee maker with built in POD single cup maker, toaster, toaster oven, blender, pots, pans, dishes, glasses, cutlery, table with chairs, phone landline for local calls, startup coffee PODS, filters, tea bags, condiments, complimentary munchies, dish soap, dishwasher pods, paper towels, trash bags. There is also one plug outlet with a USB port. Undercabinet lights on a dimmer are also awesome.
MASTER BR: Queen bed sleeps 2, side tables with USB plug outlets, clothes dresser, clothes closet, NEW 32" VIZIO (5/21) wall mounted flat screen SMART TV, linens, pillows, blanket, comforter, Baby pack & play bed and kitchen table mounted baby chair. Also, BOTH Bedrooms have mirrors inset over their windows so they remain dark 24/7 so you can sleep in. Read the comments from other condos' guests in their reviews complaining about the bright hallway lights disturbing their sleep. You want lights on, flip the wall switch or turn your table lamps on !
Master Bath: NEW Tile walk in shower with HD thick glass sliding doors, same tile for the floor, undermount sink under quartz top and elongated toilet.
BR2: Queen bed and twin over twin bunk beds. IKEA closet for hanging clothes with 4 drawers. 32" Flat screen TV.
Bath 2: NEW bowed tub and wall tile with bowed shower bar, same tile for the floor and undermount sink under quartz top and elongated toilet
Utility Closet: Beach chairs, beach umbrella, sand blanket, beach cart with sand wheels, an 18-20 can cooler, luggage cart
Balcony: Plenty of comfortable chair seating and storage box with boogie boards and beach toys, as well as wall hooks to hang wet suits and towels. NO WATER FILLED KIDDIE POOLS ARE TO BE PUT ON THE BALCONY. NO THROWING ANYTHING OFF OF THE BALCONY.
VERY IMPORTANT TO UNDERSTAND BEFORE RESERVING.......NO HHB&TR AR CONDOS HAVE IN CONDO WASHERS AND DRYERS. COIN WASHERS AND DRYERS ARE LOCATED 4 DOORS AWAY FROM OUR CONDO....ABOUT 80 FEET ......$2 in quarters FOR EACH WASHER AND DRYER. NO laundry soap is available so bring your own. We want to make sure our guests are fully aware of this so they know what to expect in this regard.
Our friend, Captain Paul.....is offering our guests a $50 discount per charter ($365-395 less $50) for their reservations. Max 6 people per sail boat excursion. There is potential to see Dolphins jumping and Whales breaching. See pic with his contact information. We suggest you contact Paul before your condo occupancy so you can secure a date and time for your sailing fun. You may be out of luck if you wait until you arrive at the condo. Make sure you tell him you are staying at the Gorman's condo to get your discount.
Your reservation charge includes ONE car pass. Additional cars entering the property will add $25 per car per stay to your cost. Please advise us that you will want more than one car pass when you request your reservation. Thank you.

Payments:

ZELLE bank transfer deposits are the preferred payment option. NO sender or receiver fees apply

Cancellation Policy:-
50% refund if you cancel in writing via email 60 or more days before occupancy date
NO refund if you cancel in writing cia email or text 59 or fewer days before occupancy date
We stand by & enforce our Cancellation Policy. We STRONGLY suggest that our guests secure Trip Insurance to reimburse them in case they need 2 cancel
Damage and Incidentals:-
You will be responsible for any damage to the rental property caused by you or your party during your stay up to and in excess of your $300 deposit amount. Within one hour of your arrival to our condo you must report any damages to us via email or text and include pictures of damages.

Quiet time is before 9 a.m. and after 9 pm. Security has the right to warn and evict tenants who break HOA rules

65" SMART Flat screen Living Room TV allows guests to bring their electronics and passwords to enjoy their favorite programs just as they do at home. Also, many renters complain about the bright hallway lights keeping them up at night and not allowing them to sleep in.......in the morning.
